What is the difference between a fixed-term and month-to-month lease?

A fixed-term lease runs between set start and end dates, for example one year. A month-to-month tenancy has a start date and then renews each month until either side gives notice, usually at least 30 days in writing. Pick whichever matches your arrangement and the term clause updates to match.

How do the late fee and grace period work?

Set a flat late fee and the number of grace days after the due date. The lease then states that if rent is not received within that window, the tenant owes the late fee on top of the rent. Leave the fee at zero and the lease simply notes that late rent lets the landlord pursue its other remedies.

Can I list which utilities the landlord pays?

Yes. Tick the utilities the landlord covers, such as water, sewer, or trash, and they are listed in the utilities clause. Anything you leave unticked is the tenant's responsibility. If none are selected, the lease states the tenant pays for all utilities.

Can I download or print the lease?
